How it Works...

Renters are invited to use my website FREE of charge to find a home. These rentals are generally listed once or twice a week. Hopefully this will work for the majority of renters.

My website has been visited nearly 1/4 million times so the competition for rentals is fierce. Consequently, renters may choose to use my Priority Service in that it provides renters with quicker access to listings. This is a substantial advantage since it allows renters to obtain information on newly listed properties as soon as they become available. Dax will e-mail newly listed rentals promptly as they become available, before they are posted on my website. Keep in mind that many landlords rent on a first come basis as you have likely already found out. Be first! There is a small nominal fee for Priority Service. Call Dax at 652-7270 for details.

Rental Scams Run Rampant on Craig's List!

In the past couple years I have talked to literally dozens of renters who have been victimized by fraudulent advertising on Craig's List. Most have lost anywhere from $500 to $1500. And I have talked to hundreds more who were propositioned on rentals that didn't even exist. Here are some of the typical scams and how to avoid them:

  1. Beware of listings with e-mail contacts only. It just makes common sense that any landlord would want to discuss the rental by phone with the prospective renter. E-mails can be sent from anywhere - such places as South Africa, Nigeria, the UK, etc. That way you don't know who you are "dealing" with. I have been listing rental properties for private landlords for going on twenty years, and guess what? I have never had a single landlord ever advise me to list his e-mail address rather than his phone number. If the only contact you have is an e-mail, chances are 99% it's a scam to get your money!

  2. Beware of "owners" who are out of the country. They always have a story that sounds good. "I'm a civil engineer on a big construction project in South Africa and I'll be gone two years. I really just want to make my house payments while I am gone. That's why I'm renting the house so cheap." (i.e., $1200 house value for $750 plus deposit, another $750) As the saying goes, "If it sounds too good to be true, it probably is."

  3. Beware of "owners" who are not available to show you the rental but instead advise you to drive by and see the property. You might also be told that the owner had the house up for sale, and that accounts for the "For Sale" sign in the front yard. You are told to disregard that because the owner will not sell it if you want to rent it.

  4. Beware of pictures showing beautiful interiors of homes that list unrealistic low prices. It's a simple procedure to reproduce real estate pictures of homes that are on the market for sale. The "scam artist" will email you explaining, "We had it on the market for sale, but if you want to rent it we'll take it off the market." If utilities are supposedly paid on these "rentals" it's just one more red flag to look out for. There isn't one landlord in a hundred that pays the utilities on houses.

  5. Beware of those "owners" claiming to be ministers or those who claim religious affiliations. They know many people trust clergymen and it makes it a lot easier to take a gullible person to the cleaners. One "owner" just rented a $1200 house himself and then promptly advertised it for $750 a month with equal deposit. He claimed he was a minister going on a two year sabbatical to the Philippines and he just wanted good tenants who would promise to stay two years. Eleven families paid this super con $1500 apiece. The day possession of the property was to take place, four U-Hauls pulled up practically simultaneously to move in. The first two drivers almost went to fisticuffs according to the neighbors across the street. The guy was like a phantom - no one knows who he was or where he went.

  6. Beware of "owners" who request you to send money transfers such as Western Union MoneyGram, etc. You will never see your money again.
